Cancellations or date changes
The initial deposit is non-refundable so holiday cancellation insurance should be considered.
Once the remainder of the rental has been paid 6 weeks before occupation, there is no obligation for reimbursement of the rental if booking is cancelled by the guests.
Requests to change the dates of occupation must be made 6 or more weeks before the rental period. A charge of £150 will be required to off-set possible loss of rental for the original booking which may remain unsold or let at a reduced rate as a late holiday.
The owners of the cottage do not accept responsibility for loss or damage to guests’ possessions from or on the premises or for any accident, injury or death suffered by guests whilst on the premises. Guests must take all necessary steps to safeguard their property and their personal safety. Clients must accept full responsibility for the safety of children in the booking party whilst in the house or garden. Cots and high chairs are available in the house but it is the responsibility of clients to check the safety of such items and use them at their own risk.
A pet is only permitted in the cottage with the prior consent of the cottage owners. The pet must not be left in the cottage unattended and not allowed on furniture or beds. Dogs must not be permitted to annoy neighbours by barking.
Tenants of the cottage undertake not to do or permit any behaviour which, in the opinion of the owners or caretaker, is a nuisance or annoyance to neighbours of the cottage. The house is in a residential area so there is a zero tolerance policy on un-neighbourly noise. Outside music and fireworks are prohibited.
Only people listed on the booking form are permitted to stay in or use the cottage. Entrance will be refused or eviction will take place if numbers exceed the agreement.
The cottages are ENTIRELY NON-SMOKING and guests must agree not to smoke in any part of the house.
Any damage done to the property or its contents must be reported immediately to the caretaker or owners.
The owners or their representative (e.g. caretaker, plumber, electrician) can have access to the house during guests’ occupation to carry out necessary repairs or maintenance. Every possible effort will be made to solve problems that may arise during the stay but owners are not liable if the situation is beyond their control e.g. floods, power outages.
Cleaning on departure
The accommodation should be left clean and tidy.
Ovens, hobs and grill pans should be clean and fat-free. Crockery, pans, cutlery and glasses should be washed and put away in the correct cupboards and drawers.
Furniture restored to position on arrival. Travel cots replaced in storage bags. Extra cleaning charges will be incurred if guidelines are ignored.
All rubbish to be disposed of as described on notice in kitchen. Bins must be put out at correct time on the day indicated. Bin lids must be tightly closed or will not be taken. LOOSE bin bags will NOT be collected.
Extra rubbish disposal charges will be incurred if these procedures are ignored.
